Step 1 of 3: Equipment
A single-story house with gray vinyl siding, dark shingled gable roofs, and white-trimmed windows, set behind a partly dry green lawn under a clear blue sky.

A mini-split compressor cycles hard from the first hot day onward, starting and stopping repeatedly through the peak heat weeks. Homes in Washington County, KS run cooling about three months a year, from June through August. That compressor, and the contactor that switches it on every time, carry the full weight of every call for cooling across those weeks. When a unit faults in July or August, the repair is rarely about one bad part in isolation. The contractor checks what wore first under sustained load: the contactor pitting, the capacitor weakening, refrigerant pressure drifting. A short cooling season might leave a struggling component undiscovered until next summer. Here, there is not enough idle time for that.

Refrigerant lines corrode, capacitors weaken, and control boards fail in ways that only show up once the unit is open. Half the homes in Washington County, Kansas were built in 1953 or earlier (2020-2024 ACS 5-year). That age of stock has hosted multiple equipment generations, so the mini-split a contractor opens today bears no relationship to what the house was built around. The repair scope turns on what the opened unit actually contains: whether the compressor is holding pressure, whether the control board can be read, and whether the manufacturer still makes the part the system needs to run.

The Parts of a Mini-split a Contractor Checks First

Isometric illustration of a cutaway house showing two wall-mounted mini-split indoor units connected by line sets to an outdoor condenser on a pad outside.

The indoor air handler is the piece most homeowners notice, mounted high on an interior wall and responsible for moving conditioned air into the room. When it fails, rooms stop cooling or heating evenly. The blower wheel, evaporator coil, and thermistor inside that cabinet are common places a contractor looks when something is off.

The outdoor condenser unit sits outside the house and carries the compressor, the condenser coil, and the fan that sheds heat to the open air. The refrigerant line set and the condensate drain line run between the two units, and a fault in either can trace back to a problem at the indoor head, the outdoor cabinet, or the lines themselves.

The drawing shows the general layout of a mini-split system, and a licensed contractor determines what applies to your particular installation.
