Step 1 of 3: Equipment
A two-story gray horizontal-siding house with gabled roof and covered entry, fronted by a lawn, trees, a wet concrete walkway and sidewalk, and a wet street in low sunlight.

Sizing a mini-split for a house in Ottawa County starts with what the compressor is actually being asked to do. Homes in Ottawa County, KS run cooling about four months a year, from June through September. The compressor and condenser fan run through those months with repeated start-stop cycles, and that cycling is where wear accumulates on the contactor and refrigerant circuit. A unit undersized for the local cooling load runs longer per cycle and reaches its limits sooner. A contractor quoting a new system here calculates that load from the house itself, its orientation, insulation, and window area, before settling on capacity.

A basement with concrete block walls, a large galvanized metal duct running from the ceiling to the floor, a gray electrical panel box mounted on the wall, and a wooden shelf holding glass jars and small cardboard boxes.

Ductwork routed for a furnace and electrical service sized for a smaller load are what a contractor finds in much of this county's housing stock. Half the homes in Ottawa County, Kansas were built in 1969 or earlier (2020-2024 ACS 5-year). A mini-split does not use ducts, so the duct question falls away, but the electrical question does not. The panel has to carry the new load, and in houses built to that era's standards, it frequently does not have the headroom. That is what gets assessed first and what the quote turns on.

What a Mini-split System Looks Like Before Installation

Isometric illustration of a cutaway house showing two wall-mounted mini-split indoor units connected by line sets to a single outdoor condenser beside the exterior wall.

The indoor air handler mounts high on an interior wall, usually in the room being served, and delivers conditioned air directly into that space. The outdoor unit sits on a pad or bracket outside the house and houses the compressor and condenser coil. These are the two main pieces a contractor brings to the job.

A refrigerant line set runs through a small opening in the wall to connect the indoor and outdoor units, and a condensate drain line carries moisture out of the building. A dedicated electrical disconnect is mounted near the outdoor unit as part of the completed installation.

Severe Weather Events in Ottawa County

Ottawa County's weather record shapes what heating and cooling equipment has to handle year after year. A mini-split sized and installed for local conditions carries a different burden than one spec'd for a milder climate, which makes the weather history relevant to any installation decision here.
