Step 1 of 3: Equipment
A single-story gray lap-sided house with multiple gables, dark shingled roof, white-trimmed windows and a dark front door, fronted by a partly dry green lawn under a clear blue sky.

A mini-split that sat dormant through fall, winter, and spring can reach June with a refrigerant leak or a failing contactor that nobody caught, because there was no load to expose it. Homes in Logan County, KS run cooling about three months a year, from June through August. When a contractor opens a call in early summer, they check the components that degrade during long idle periods as much as those that wear under load: coil seals, electrical connections, and the condensate drain that has been dry for months. A fault that announced itself in August often started the previous September.

A concrete block basement wall with a gray metal electrical enclosure, galvanized sheet metal ductwork running floor to ceiling, and a wooden shelf holding glass canning jars and two cardboard boxes.

A mini-split sitting inside a house this old shares walls with wiring and construction that was never planned around it. Half the homes in Logan County, Kansas were built in 1959 or earlier (2020-2024 ACS 5-year). When a contractor opens the unit, what they find inside the head or the outdoor compressor is only part of the picture: the penetrations, the line-set routing, and how the electrical feeding the unit was originally run all shape what the repair actually requires. A refrigerant leak fixed at the unit may come back if the line set running through an old exterior wall was never protected for the conditions out here. The equipment and the house are not the same age, and that gap shows up in the repair.

The Parts of a Mini-split a Contractor Checks First

Isometric cutaway illustration of a small gray house showing two rooms, one with a sofa and one with a bed, each with a wall-mounted indoor air conditioning unit connected by line sets to an outdoor condenser unit on the ground outside.

The indoor air handler mounts high on a wall inside the room and is what the homeowner sees and feels most directly. Its blower, evaporator coil, and filter are the first places a contractor looks when the unit is not cooling, not heating, or behaving oddly. A blocked coil or a failed blower motor will show up here before anywhere else.

The outdoor condenser unit sits on the ground or a bracket outside the house and holds the compressor and condenser coil. A refrigerant line set and a control wire run between the two units through a small hole in the wall. The condenser and the line set both get examined when the indoor unit appears to be running but the system is not moving heat.

The drawing shows the general layout of a mini-split system, and a licensed contractor determines which components and conditions apply to your specific installation.
